Don't want to be moving at Christmas?

Traditionally Spring is a busy time in real estate and this year is no different. There is a shortage of properties on the market for sale and buyers are very active.
 
Great time to sell? Yes; but if you're thinking of selling and don't want to move over Christmas, now is the time to put your property on the market!

A property can't be promoted or advertised until the agent has a signed agency agreement and a contact for sale. 

If you haven't already arranged a contract this could take a week or more to prepare.


Take a look at the following time frame for a normal sale starting from this week:

Week 1      agent chosen, contract ordered

Week 2      contract received by agent, marketing starts

Week 3-6    database of buyers introduced to property, internet advertising, newspaper advertising

Week 7      sale negotiated and contracts exchanged 

December   the process from exchange of contracts to settlement date can take approximately 7 weeks resulting in your property settling in mid December.

As you can see if you put off listing your home you may find your settlement date will be around Christmas.
