When you're preparing your house for sale, remember the importance of first impressions, the market isn't the only factor that influences whether you get your asking price, appearance and overall condition play a major role. Below are some easy and cost effective tips for your home and the overall presentation, which hopefully will make it more appealing to buyers and ultimately could result in a great price being achieved.
It is estimated that more than half the houses are sold before the buyers even get out of their cars. So stand across the street from your house and review its “curb appeal”! Simply tidy up and make sure any unfinished works are completed, finish those jobs that you have been putting off and show your house off in it's best light.
Outside
- The gardens and lawn should be maintained and well presented. Remove weeds and turn the soil over to give a fresh look.
- Sweep all walkways

- Park extra cars away from the property
- Trim back the shrubs
- Clean windows and window coverings inside and out
- Make sure the roof and gutters are in good condition
- Keep your garage, shed or carport clean and remove all unnecessary items. Allow the buyers to get a feeling of space.
Inside:
- Maintain all sealants throughout such as windows, tub, shower, sink, etc.
- Repair any small fault that is clearly visible e.g. A loose doorknob, cracked windows, chips or cracks in the walls, marks or scuffs on floors etc.

Remember, you may want to see the potential buyers and be there for questions but more often than not the buyers usually feel more comfortable if the owners are not present.
- Place a bowl of fresh fruit with a variety of colours in a prominent position and put fresh flowers in main rooms for colour and an exotic fragrance
- Make sure you have your blinds and curtains open to allow daylight to shine through the windows. A well-lit house sells!

- Put dishes away, unless setting a formal display for decoration
- Make beds and put all clothes and toys away
- Turn off the television!
- Keep pets out of the way and pet areas clean and odour-free
- Have a pot of fresh coffee brewing. Brewed coffee creates a pleasant aroma throughout the whole house.
- Use an air freshener within the toilet and bathroom to have a fresh, clean smell
- If its wintertime, warm the house and have the fire burning. If it is summer time, cool the house by using your air conditioner or fans.
Lastly a few tips to remember for the safety of you and your home:
- Secure jewellery, cash, prescription medication and other valuables
